Terms of booking.
Last updated 30 August 2026
The agreement between you and us when you book a stay. Written to be read, not to be got round.
Who you are booking with
These stays are let by [COMPANY NAME] Ltd, a company registered in England and Wales under number [COMPANY NUMBER], with its registered office at [REGISTERED OFFICE ADDRESS]. Our VAT number is [VAT NUMBER]. In these terms "we" and "us" mean that company, and "you" means the person who makes the booking.
You can reach us on 01962 000 148 or at stay@idealescapes.co.uk.
The person who books is responsible for the booking and for everyone staying under it. You must be 18 or over to book.
Making a booking
Choosing dates and paying is an offer to book. The booking is made — and the contract between us starts — when we send you a confirmation email with a booking reference. If we cannot accept a booking, we will tell you and refund anything you have paid in full.
Occasionally a property is taken between you starting the checkout and finishing it. If that happens the payment is stopped before any money leaves your account and we show you the nearest free dates instead.
Our calendars are shared with Airbnb and Booking.com so the same night cannot be sold twice. In the very rare case a night is taken on both at once, a booking confirmed here always stands; if we ever cannot honour it we will offer a comparable property or refund you in full.
The price
The price you see before you pay is the total price of the stay. It includes the nightly rate for the dates you chose, the cleaning fee and any extras you ticked. There is no booking fee and no platform fee. Prices are in pounds sterling and include VAT where it applies.
The nightly rate varies by date. The rate shown on the search results and on the property page is for the dates in your search; the full breakdown is shown before you pay and repeated on your confirmation and receipt.
Extras you tick at checkout — an early check-in, a travel cot, a parking space — are charged with the stay and are refunded on the same terms as the stay itself.
Paying
The full amount is taken when you book. There is nothing to pay on arrival.
Payments are handled by Stripe. Your card details go straight to Stripe and we never see or store them. Your bank may ask you to approve the payment; if it does, the booking is only confirmed once that check passes.
We do not take a security deposit. If damage is caused during your stay, the section on damage below applies.
Cancelling
You can cancel free of charge until 48 hours before your check-in time, and you are refunded in full. Cancel inside that window and no refund is due. The exact deadline is shown as a date and time on your booking, in your confirmation email and in your account. The full detail is in our cancellation policy, which forms part of these terms.
Because this is accommodation for specific dates, the 14-day right to change your mind that applies to most things bought online does not apply here. That is set out in regulation 28(1)(h) of the Consumer Contracts (Information, Cancellation and Additional Charges) Regulations 2013. Our own 48-hour window is what we offer instead, and it is more generous than the law requires.
We strongly recommend travel insurance that covers cancellation.
Who may stay
Only the number of guests stated on your booking may stay at the property, and everyone staying counts as a guest whatever their age. If more people stay than were booked, we may end the stay without a refund.
The property is let for holiday, business or temporary residential use by you and your party. It may not be used for parties, events, filming or commercial purposes, and it may not be sublet, advertised or passed to anyone else.
Your stay
Check-in and check-out times are shown on each property page and on your booking. Early check-in and late check-out can sometimes be arranged for a fee and are confirmed the day before.
The exact address and access instructions are sent with your confirmation. Access codes are personal to your booking and must not be shared.
The house rules on the property page form part of these terms. Smoking is not permitted anywhere inside any of our properties. Pets are allowed only where the property page says so and only if agreed in writing before you arrive.
We may need access during your stay for maintenance or in an emergency. Except in an emergency we will agree a time with you first.
Where a property is registered under the short-term let registration scheme, its registration number is shown on the property page.
Damage
Please treat the property as you would your own. You are responsible for damage caused by you or your party beyond fair wear and tear, and for anything left behind. We will tell you within seven days of your departure if we intend to charge for damage, with photographs and costs, and give you a chance to respond before we take payment.
Tell us as soon as you can if something breaks. Accidents happen and small things are usually not charged for.
Our liability
We will provide the property with reasonable care and skill, as the Consumer Rights Act 2015 requires. If we fail to, we are responsible for loss you suffer that is a foreseeable result of that failure.
We are not responsible for loss that was not foreseeable, for your own belongings while at the property, or for failures caused by events outside our reasonable control. Where such an event stops a stay going ahead, we will refund what you paid for the nights affected.
Nothing in these terms limits our liability for death or personal injury caused by our negligence, for fraud, or for anything else that cannot lawfully be limited. Your statutory rights are not affected.
This is not a tenancy
A booking gives you a licence to occupy the property for the dates booked. It is not an assured shorthold tenancy and gives no security of tenure. You have no right to remain after the check-out time on your departure date. Because no deposit is taken and this is not a tenancy, tenancy deposit protection does not apply.
Complaints
If something is wrong, tell us while you are there so we can put it right — most things are fixed the same day. Our complaints procedure sets out what happens next if it cannot be.
General
We may change these terms, but the terms that apply to your booking are the ones published when you booked.
We handle personal data as described in our privacy policy.
If a court finds part of these terms unlawful, the rest continues to apply. These terms are governed by the law of England and Wales, and the courts of England and Wales have jurisdiction. If you live in Scotland or Northern Ireland you may also bring proceedings in your own country.
